Terms and Conditions
Standard Terms and Conditions of StayCentral Executive Apartments
Note: Variances can be agreed to, but only by arrangement with the owner in writing.
DEPOSIT of
50% is required to secure the booking. Payment of the deposit
or total fee constitutes the clients acceptance of these Terms
and Conditions. (A deposit of 100% is required if the booking
is 21 days or less from the arrival date).
PAYMENT
will be made by credit card only, unless other arrangements
are made.
The
BALANCE of payment
will be charged to the same credit card that was used to pay
the deposit (unless we are informed otherwise), 10 days prior
to your arrival. If no funds are available, or if the guest is
unable to pay the balance, StayCentral has the right to cancel
the booking and attempt to re-let it.
If
you CANCEL or
re-schedule your booking, money paid is not refundable unless
the apartment is re-let for the entire period. If a refund is
made due to the property being re-let, a $100 administration
fee will apply. If a partial cancellation is made, an
additional $100 housekeeping charge will
apply.
SECURITY
for payments required under these terms and conditions must be
provided by credit card.
StayCentral
will make every effort to ensure the property is available as
booked. However StayCentral reserves the right to make
alterations to bookings due to unforeseen
circumstances.
To
maintain a good standard for our guests we require certain
conditions to be complied with. We appreciate that most people
will respect our property. But the occasional abuse requires
that we state the following conditions.
NUMBER
OF GUESTS
should not exceed the number stated in the booking
correspondence.
Fees at the usual rates will apply for excess guests
that are not agreed with the owners in advance. If you use the
sofa bed as a sofa bed when your fee only includes the use of
the queen bed, we may at our discretion charge the normal fee
for its use.
DAMAGE
Stains,
Theft and Loss are the tenant's responsibility during their
stay. You are
responsible for leaving the property in the state in which you
found it on arrival. All breakages or losses must be
reported immediately to us. Whilst we will not pursue
reimbursement for minor accidental damage or normal wear and
tear, the total cost of making good any other damage or loss
to the property, gardens or contents will be charged against
the credit card provided for payment, (or left for
security).
Neither
StayCentral nor the owners of the property are liable for loss
to you of any personal belongings while you are in the
property.
PARTIES
AND FUNCTIONS
are strictly prohibited.
CLEANING
services on your departure are included in your rates.
Bookings may also include interim cleaning services for stays
of longer than a week if arranged separately. Guests are
expected to leave the properties in a neat and tidy state
without the need for extensive, excessive cleaning. You are
responsible for all cleaning charges in the event that the
property is left in a state that requires more than reasonable
cleaning. This will be charged for using the credit card
provided for payment (or left for
security).
RUBBISH
All
rubbish is to be removed from the apartment. At
Fitzroy
Street, the bins are located at the
back corners of the courtyard. At
Acland
Street, the bins are located on the
carpark level, opposite the elevator.
DISTURBANCE to
our neighbours, (many of whom are permanent residents),
including excessive noise, is prohibited, and may result in
termination of rental and loss of bond. You need to be
conscious that noise and loud conversation travel easily at
night. Guests are asked to enter and exit the property
quietly. The noise level must be inaudible from adjoining
properties between 10pm and 8am Sun-Thu, and between 11pm and
9am Fri-Sat.
We
reserve the right to remove guests who do not adhere to the
above code of behaviour. In these cases, no refund will be
due, and we will not be responsible for finding or funding
alternate accommodation, nor will we be responsible for any
other associated costs.
COMPLAINTS
You
should not wait until you return home before complaining about
any matter as no inspection can be carried out when others are
occupying the property. We welcome hearing from you in
relation to any complaints or concerns and prefer that you
phoned us immediately so that matters can be resolved
quickly.
The
place of law is
Victoria and
the courts of
Victoria have exclusive
jurisdiction.
TERMINATION
Your
occupation of the property may be terminated by StayCentral
without notice in the event that you breach any material term
or condition or in the event that any amount due is not
paid.
HIGH-SPEED
INTERNET ACCESS may be
available (if ordered in advance) via a PC card (or NetConnect
card) that you plug into your laptop. The fee for this service
is $5/day, and allows you to upload and download data at a
rate of up to 50MB of data per week. Costs of downloads of
data above this rate are passed on to you at the net cost of
$1/MB. A $300 payment will be deducted from your credit card
if this kit or part of it is lost.
LINEN
and towels including beach towels will be supplied by
StayCentral.
PETS
are allowed if they are clean and quiet. Whilst your pets are welcome indoors, we do request that they are kept off the beds and furniture during their stay at the property, unless you have brought your own blankets to protect the furniture. And of course, we require you to do a general clean up after them, before you go! Ann additional small cleaning charge is required for pet stays.

SMOKING or
CANDLES are not
permitted in the apartment. Smoking is not permitted in
lobbies or stairwells, and butts are not to be left anywhere
except in containers left out for that purpose. Any spilled
wax or evidence of smoking in the apartment will result in a
$50 cleaning fee.
LOSS -
the owners take no responsibility for the tenants personal
property.
DEPARTURE -
the property should be left in a similar state to its
condition on arrival. Check-out time is 11 am, to allow time
to prepare the property for the next guests.
SIMPLY
STATED;
we have set up your apartment for your maximum enjoyment, and
ask that you return the favour and treat our properties with
respect, and simply leave it in a very similar condition to
the way you found it, so that the next guests may enjoy their
stay as much as you do.
Variations
to these conditions may only be made by prior arrangements
with StayCentral in writing.
DISCLAIMER
StayCentral
enters into this agreement on behalf of the owner of the
property and is not liable to you in relation to the property
or any services.
Neither
StayCentral nor the owner of the property can be held
responsible for failure or interruption to power or services
to the property for reasons beyond our
control.
To
the fullest extent permitted by law, StayCentral and the owner
disclaim all warranties in relation to the provision of
services and the use of the property, and otherwise our
liability is limited at our option to the supply of the
relevant services again or the payment of the cost of having
services supplied again.
Neither
StayCentral nor the owner is liable for any indirect,
incidental, special and/or consequential damage or loss of
profits which result from use of the property and services
provided to you.
